1. Location: Gdańsk Oliwa on the corner of Śląska and Szczecińska streets. A closed housing estate situated 500 m from the Gdańsk Przymorze railway station and 500 m from the Alfa shopping centre. Excellent connection by road with the center of Gdańsk Wrzeszcz. Form of ownership - perpetual usufruct until June 2033, the owner of the site is the Gdańsk City municipality.*
2. Surface area: flats from 28.4 m2 to 73.5 m2 (joining possible),
2 business premises 50.8 m2 and 83 m2
The height of flats: minimum 2.58 m

Deadlines: Project commencement: spring 2006. Deadline for completion for building A: 30 September 2007, buildings B and C: 30 December 2007 (small architectural items 30 April 2008).
Payment Terms:
a) 1st instalment -10% within 7 days from signing the contract,
b) 2nd instalment-20 % within 30 days from signing the contract
The remaining equal instalments are payable by the 10th day of each month until project completion.
Instalments remaining to be paid are subject to revaluation with reference to an inflation index for construction and assembly works published by the Polish Central Statistical Office (GUS).
If the total sum is paid on signing the contract, the contract price is final.
Depending on the amount paid , a discount of up to 1,0% on the price of selected flats is possible.
3. Prices
a) flats - Sold out.
b) 2 business premises - Sold out
Parking spaces in garage hall and ground based parking space - Sold out.
The price of balcony is included in the flat price. The price of storage cellar is included in flat price.
NB. Current VAT is (8% for flats and for ground based parking spaces, and 23% for business premises and parking space in garage hall).
4. Standard of Buildings:
Building A - 6 ground-based storeys, buildings B and C - 4 ground based storeys with 1 garage hall situated below an inner courtyard, accessible from the outside and from the staircases of the building A. Storage cellars under each building. The building structure solid. The building foundation made in-situ of reinforced concrete slabs, YTONG curtain walls finished with gypsum plaster from the inside, the structure of the roof-a roof slab; double glazed PVC windows, internal sills made of Duromarmur, ground floor flats provided with security roller blinds. Balconies and terraces will have frost-resistant high durability ceramic tiles, the floor in the staircase will be made of high durability ceramic tiles. The gate to garage hall is remotely controlled. Heating of the building - central, from the GPEC local heating company.
5. Standard of Flats:
Internal partition walls are made of plasterboard. Structural walls are made of reinforced concrete finished with gypsum putty painted with white emulsion paint, bathroom and WC walls - unpainted gypsum plaster, ceilings painted with white emulsion paint
Floors - in rooms, the hall, kitchen and bathroom - concrete base to receive a finished floor
Internal doors - none, entrance doors - burglar-proof
Water mains - from the city network, PE piping, individual water meters in each flat, Drainage - to the city network, PVC piping, Electrical installation - lighting 1 lighting outlet per compartment below 16 m2, 2 per compartment of 16 m2 or bigger, 230 V sockets - the dressing room, hall, WC - 1 socket, 2 sockets for compartment below 16 m2, 3 sockets per compartment of 16 m2 or bigger, 400 V power supply - 1 connection in the kitchen, 1 lighting outlet at the balcony, Heating installation - panel type heaters with a thermostatic valve, Telephone installation - 2 sockets, Internet installation - 2 sockets with the possibility of connection to the external operator, Radio and TV installation - 2 sockets, Intercom - 1 outlet, Ventilation - gravity type in building B and C in the kitchen, bathroom and WC (except for buildings B124 and B224 on all storeys), Bathroom fittings: connections for the bath tub, washbasin, WC, a water intake valve and drain for an automatic washing machine, Toilet fittings (if a separate toilet is provided in a flat): connections for the washbasin and WC

6. * Replacement of perpetual usufruct right with full ownership rights
By way of the resolution No. XX/594/04 of the Gdańsk City Council of 12 February 2004, consent was given to offer a discount of 95 % of the value of real estate for the sale of land developed with residential buildings, owned by the Gdańsk City municipality, in perpetual use by private individuals. All the costs related to the preparation for sale of land developed with residential buildings, owned by the Gdańsk City municipality, in perpetual use by private individuals and the costs related to the making out of a notarised deed shall be borne by the purchaser of land.

The housing estate will be surrounded with a system fence and closed circuit television with a surveillance option from the security room. The buildings will have a security service. As part of the estate, the following facilities will be designed and developed: small architectural items, playgrounds, a fountain, benches, and ground based parking spaces. Large sunny balconies or terraces are an additional asset of the flats. Most of ground-floor flats have small gardens included in the flat price. Each tenant will have the right to make changes in his or her flat (in accordance with the contract).
