1. Location: Gdańsk Wrzeszcz, Słowackiego street, opposite the Srebrny Młyn restaurant. Brętowska Brama is a modern multi-family building situated 2.5 km from the centre of Wrzeszcz, from the Lech Wałęsa Airport in Gdańsk and 1.6 km from the Shopping Centre Galeria Bałtycka. With its 17-storey tower, the building will be a landmark in the surroundings. It will have an excellent access by road to the centre of Gdańsk and to Wrzeszcz. The plot for the building will be used on a perpetual use basis.
2. Flat surface area: from 64 m2 to 95.1 m2 (joining possible)
Payment Terms:
a) 1st instalment - 10% within 7 days from signing the contract,
b) 2nd instalment - 90% within 40 days from signing the contract.
A discount of up to 10% on the price of selected flats is possible.
4. Prices
a) flats: from PLN 4,900/m2 + VAT
b) business premises: PLN 6,500/m2 + VAT
c) The prices shall be increased by a share in the real estate covered by land and mortgage registers Kw GD1G/00064629/4 and Kw GD1G/00011705/5 totalling approximately PLN 3,000 incl. VAT.
Parking spaces in a garage hall: from PLN 15,000 to 31,700 + VAT, exclusive right to use a ground-based parking space: PLN 6,000 + VAT (not included in the price of a flat) (purchase of a parking space in a garage hall or a ground-based one is compulsory). The price of a balcony is included in the price of a flat.
NB. Current VAT is 7% for flats, 22% for ground-based parking spaces, 7% for storage cellars legally forming a part of a flat), and 22% for business premises and for parking spaces and storage cellars legally forming a part of a garage hall.
5. Standard of Building:
A three-staircase building with 8, 9 and 17 storeys and three garage halls accessible from staircases. Storage cellars will be provided in all staircases. The building structure is made of reinforced concrete, external walls are SILKA 24 cm with insulation. The roof: a roof slab, windows: double-glazed PVC, internal window sills are made of Duromarmur (ground marble), and there are burglar-proof fixtures and panes in all windows and balcony doors on the ground floor. A frost-resistant stoneware tiles for a finished floor will be made at balconies and terraces, staircase floors with high durability ceramic tiles. Gates to garage halls are remotely controlled. Heating of the building - central, from the GPEC local heating company.
6. Standard of Flats:
Internal partition walls: Promonta or Orthgips gypsum blocks, covered with gypsum putty and painted white with emulsion paint; walls in the bathroom and toilet are made of brick/gypsum blocks and covered with gypsum putty, not painted.
Floors: in rooms, hall, kitchen and bathroom: concrete base to receive the finished floor.
Internal doors: none, entrance doors: burglar-proof.
Water installation: from the city mains, PE piping, water meters for each flat; drainage: PVC piping connected to the city network; electrical installation: lighting-one lighting outlet per compartment below 16 m2, two outlets per compartment of 16 m2 or bigger, 230 V sockets-in the wardrobe, hall and toilet: one socket, two per compartment below 16 m2, three per compartment of 16 m2 or bigger; one outlet at the balcony; 400 V power supply-one connection in the kitchen; heating-panel type heaters with a thermostatic valve; telephone-two sockets; Internet: socket with the possibility of connection of an external operator; radio and TV-two sockets, intercom-one outlet, ventilation: mechanical type, alarm system.
Bathroom fittings: connections for the bath tub, wash basin and toilet flush, a water intake valve and drain for an automatic washing machine
Toilet fittings (if a separate toilet is provided in a flat): toilet flush and wash basin connections.
Kitchen fittings: sink water connection and drain.
The building is surrounded by a commercial fence and provided with CCTV with the possibility of monitoring from the security room. The building is provided with security service. As part of the project, we designed and made green areas, structural landscaping, playgrounds, benches and ground-based car parks. The recreation room: SAUNA and a fitness centre with KETTLER equipment - multi-gyms, exercise benches, an electric running track and ergometers (exercise bikes). Walls decorated with wall paper and wooden panelling. A relaxation room with TV and a pool room. Large sunny balconies are an additional asset. Each customer will have the right to make changes to his or her flat (as agreed in the contract).
