1. Location: the Main Town in Gdańsk. The Kwartał Kamienic is located in the very heart of the Main Town in Gdańsk. The block covers the area between Szeroka, Świętojańska and Tandety streets. The project is located opposite St. John’s church, just 200 m from the historic Great Crane and 300 m from St. Mary's church. The site has the area of 3,564 m2. INPRO SA and Pracownia Projektowa FORT sp. z o.o. have designed a residential and commercial complex with a double level underground parking. At the ground floor, in addition to commercial premises, a fitness centre, sauna, pool tables and a recreation room will be located. On higher floors, there will be fully furnished luxury apartments. The tenement houses will create a closed, tetragonal block with an internal patio on the ground floor slab. The complex will be accessible from Szeroka, Tandety and Świętojańska streets. The rhythm of the buildings has been adapted to the historic development limits set out in the local area development plan. During archeological works at the project site, pieces of historic walls were found, and the two most valuable ones will be exhibited on the ground-floor commercial premises at Szeroka Street side.
The architecture of the proposed complex clearly refers to historic development of Gdańsk via the form, character and division of the complex body, and by the scale and finish of the facades. The architecture of the complex is modern and proves the time in which it was created. The finish is based on high quality materials and technologies including face bricks, which are peculiar to Gdańsk, glass and zinc-titanium sheets. The whole of the spatial composition of the block will be completed with structural landscaping, lighting and green areas.

2. Apartment area:  from 30m2 to 93 m2 (joining possible). Apartment height: 2.80 m

3. Deadline for completion: 30 September 2012.
Payment terms:
a) 1st instalment (10% of the initial base price) within seven days from the conclusion of the agreement,
b) 2nd instalment (40% of the initial base price) within 40 days from signing the agreement,
c) 3rd instalment (40%) by 30 March 2012,
d) 4th instalment (10%) 14 days before acceptance of the apartment. Instalments remaining to be paid are not subject to indexation.
Selected apartments may be purchased at a discount of up to 5% depending on the amount paid.

4. Prices of apartments: from PLN 13,000/m2 + VAT. Prices of commercial premises: from PLN 12,000/m2 + VAT.  
The price of a parking space in the garage hall is PLN 30.000 + VAT, there are no ground-based parking spaces, and the price of a storage cellar is PLN 2,000/m2 + VAT. The price of a balcony, terrace and gardens belonging to ground floor flats is included in the price of the flat.
Note. VAT is 8% for flats, 8% for storage cellars legally belonging to the apartments, and 23% for parking spaces and wire mesh-enclosed storage compartments for one-track vehicles in the garage hall.

5. Standard of the buildings:
The height of the residential and commercial complex – 4 ground-based floors and 2 underground floors, the building structure is made of reinforced concrete and masonry units, external walls made of masonry units with heat insulation and mineral facade plaster, a part of the facade cladded with high quality material: face bricks, sandstone and titanium-zinc sheet metal, walls between apartments and staircases made of reinforced concrete, thickness 20 cm, or masonry walls, thickness 24 cm; roof structure: roof trusswork made of timber, covered with red ceramic roof tiles
Window joinery: wooden windows with multi-point locking fittings, glazed with glazing units with the thermal transmittance coefficient U = 1.10 W/m2K. All ground floor windows and balcony doors have burglar-proof panes and fixtures on the inner side of the block of houses. Door and window joinery in commercial premises: – aluminium glazed with white safety glass, balconies and terraces: tiled with frost resistant stoneware tiles, staircase entrance doors: aluminium glazed with white safety glass, a lift in every staircase, a high standard of finish of staircases with floor tiled with stoneware tiles,
Security of the building: CCTV with the possibility of monitoring from the security room located in the building. The building has facilities for persons with disabilities.
The ground floor: commercial premises, security room, pushchair and bicycle store, fitness centre, gym, jacuzzi, sauna, and relaxation room with a billiard table 
Patio at level +1: a fountain with a sculpture, skylight (allowing extra light for the patio), presentable stairs, black hammered gate leading to the patio, wall relief next to the entrance gate, benches and gardens belonging to ground floor apartments
Patio at level 0: covered with a reinforced concrete roof slab with a skylight allowing extra light, with the patio space divided between the premises at level 0

6. Standard of the basement:

Basement: two garage halls under the building, with storage cellars
floor: in garage halls – industrial concrete, in storage cellars – concrete, walls and floor slabs: reinforced concrete, no plaster; doors to the residents' storage cellars: solid metal. Compartments designed for keeping one-track vehicles in garage halls will be made of wire mesh, the garage hall will be remotely controlled, storage cellars will feature solid doors with ventilation holes, hall lighting will be switched on by motion sensors; one electric outlet will be provided in every storage cellar.

7. Standard of the flats:

Partitions: made of gypsum blocks covered with gypsum putty and painted with white emulsion paint, the walls in bathrooms and toilets made of gypsum blocks finished with wall tiles up to 2.2 m
structural walls: concrete covered with gypsum putty painted with white emulsion paint; ceilings: smoothened with gypsum putty and painted with white emulsion paint; floors: wooden floor panels in rooms and the hall, terra-cotta or stoneware tiles in the kitchen and bathroom; internal window sills: stone or timber; internal doors: solid with natural veneer, entrance door: burglar-proof; water installation: PE pipework connected to the city mains, with water meters in each flat; drainage: PP pipework connected to the city system.
Electrical wiring system: lighting: one lighting point per compartment below 16 m2, two points per compartment of 16 m2 or bigger, 230 V sockets: walk-in wardrobe, hall and toilet – one socket each, two sockets for a compartment below 16 m2, three sockets per compartment of 16 m2 or bigger; the kitchen: one 400 V connection, two 230 V sockets above the worktop, one socket for a carbon absorber, one socket for cabinet lighting; the balcony: one lighting point and one 230 V socket
heating – central heating provided by the local heating company (GPEC), panel radiators with a thermostatic valve and individual meters
Telephone system: one socket, Internet system: two sockets with the possibility of connection of an external operator, radio and TV system: two sockets, intercom: one point
Mechanical ventilation
Bathroom fittings: a bath tub with a tap or, at the customer's choice, a shower cubicle with a shower set, a wash basin with a tap, a draw-off valve and drain for an automatic washing machine, a close-coupled flushing system; toilet fittings (is a separate toiled is planned for the apartment): a close-coupled flushing system, a small wash basin with a tap,
Kitchen fittings: water connections for a sink and dishwasher, a sink drain

 The proposed complex is adapted to the requirements of persons with disabilities. Commercial units are also provided with entrances at the foot pavement level. Vehicular entrance to the project site will be at Świętojańska street and pedestrian entrance will be located at Tandeta street side.

Within the estate, green areas and structural landscaping will be designed and provided. Large, sunny balconies and terraces are an additional asset of the apartments. Some ground floor flats have a garden included in the price of the flat. Each customer will have the right to introduce changes in his/her flat (in accordance with the purchase agreement).
