1. Location: Gdańsk Przymorze Olsztyńska 3A, 3B and 3C street. The Trzy Żagle is a complex of three eighteen-storey residential buildings with shops on the ground floor. The buildings will be located 1.5 km from the Gdańsk Bay and close to popular shopping centres. The modern Baltic Arena football stadium will be built 1.5 km away from the Trzy Żagle project. At the ground floor of building C, shops will be located. The estate will be a landmark in the surroundings and have an excellent connection by road with Sopot, the centre of Gdańsk and with Wrzeszcz. The land is in perpetual usufruct - 5 December 2089.

Payment Terms Building B:
a) 1st instalment-10% within 7 days from signing the contract, b) 2nd instalment-80% within 40 days from signing the contract, c) 3rd instalment-10% 7 days before signing the handover and receipt report for the contract.
Payment Terms Building A:
a) 1st instalment (10%) within seven days from signing the contract, b) 2nd instalment (60%) within 40 days from signing the contract, c) 3rd instalment (20%) by 30 September 2010, d) 4th instalment (10%) 14 days before apartment takeover.
Payment Terms Building C:
a) 1st instalment (10%) within seven days from signing the contract, b) 2nd instalment (40%) within 40 days from signing the contract, c) 3rd instalment (20%) within 14 days from completion of the open shell of the building, d) 4th instalment (20%) within 14 days from completion of the closed shell of the building, e) 5th instalment (10%) 14 days before apartment takeover.
Instalments remaining to be paid are subject to revaluation by 0.3% each month from the conclusion of the Contract. If the total sum is paid on signing the contract, the contract price is final.
Depending on the amount paid, a discount of up to 4% on the price of selected flats is possible.
4. Prices
a) Flats from PLN 4,900 /1m2 + VAT
b) Business premises: PLN 5,800 /1m2 + VAT
Parking spaces in a garage hall: PLN 20,000 - 25,000 + VAT, an exclusive right to use a ground-based parking space costs extra PLN 8,000 + VAT (purchase of a parking space in a garage hall or of a ground-based one is compulsory), storage cellar PLN 1,500 + VAT. The price of a balcony and storage cellar is included in the price of a flat.
NB Current VAT is 7% for flats, 7% for ground-based parking spaces, 7 % for storage cellars legally forming a part of a flat, and 22 % for business premises and parking spaces in a garage hall, and for storage cellars legally forming a part of a garage hall).
5. Standard of Buildings
Buildings B and C will have two staircases each, and building A one staircase. The buildings will have 18 floors and two basement garage halls each. Garage halls will be accessible from staircases. The buildings will have storage cellars accessible from staircases. The building structure is made of reinforced concrete, external walls of aerated concrete (H+H blocks) with polystyrene foam or mineral wool as heat insulation and thincoat facade plaster. The roof will be flat, double-glazed windows made of PVC, and internal window sills made of Duromarmur (ground marble). All windows and balcony doors on the ground floor will feature burglar-proof panes and hardware. Staircase floors will be tiled with stoneware tiles, and concrete base for a finished floor will be made at balconies and terraces. Each staircase will have two lifts. Gates to garage halls will be remotely controlled. The building will be heated by the GPEC local heating company.
6. Standard of Flats:
Internal partition walls - Promonta or V-ORTH gypsum blocks covered with gypsum putty and painted with white emulsion paint; bathrooms and toilets: masonry walls covered with gypsum putty, not painted
Internal doors: none, entrance doors: burglar-proof.
Water installation: from the city mains, PE piping, water meters for each flat; drainage: PVC piping connected to the city network; electrical installation: lighting-one lighting outlet per compartment below 16 m2, two outlets per compartment of 16 m2 or bigger, 230 V sockets-in the wardrobe, hall and toilet: one socket; two sockets per compartment below 16 m2, three per compartment of 16 m2 or bigger; the kitchen: one 400 V connection, two 230 V sockets above worktops, one for charcoal absorber, one for cabinet lighting; one lighting outlet at the balcony; heating-provided by the city heating company (GPEC) with individual LOGOTERMA heat stations provided with electronic constrollers permitting individual setting of the scope of the temperature and heating period for particular apartments; panel radiators with thermostatic valves and individual heat meters for each apartment; telephone-two sockets; Internet: one socket with the possibility of connection of an external operator; radio and TV-two sockets, intercom-one outlet, ventilation: mechanical type.
Bathroom fittings: connections for the bath tub, wash basin and toilet flush, a water intake valve and drain for an automatic washing machine
Toilet fittings (if a separate toilet is provided in a flat): toilet flush and wash basin connections
Kitchen fittings: sink and dishwasher water connection and drain
Cost savings - lower costs of operation by ca. 20-30% in relation to the traditional system
Comfort - individual heating control over the entire year by means of a temperature controller in each apartment (it is possible to switch on one heater, for example in the bathroom, even in summer)

Higher energy class of the building - under the EU directive and the new regulation by the Minister of Transport and Construction Industry, residential buildings must have an energy certificate (as from 1 January 2009.) specifying energy demand. The Logoterm improves the energy class of a building.
Average energy consumption of heating and hot tap water production in Logoterm heat exchanger stations is 0.3 - 0.5 GJ/m2/year
To enhance the comfort of the inhabitants, Inpro SA will build and organise a PLAYGROUP in building C.. Children living at the estate will be given priority in using the playgroup.
The estate will be surrounded by a commercial fence and provided with CCTV with the possibility of monitoring from the security room. The entrance to the staircases in building C is outside the fence. The building will be provided with a security service. As part of the estate, green areas, structural landscaping, two playgrounds, benches and ground-based parking lots will be built. Large sunny balconies are an additional asset of the flats. Most flats at the ground floor will have gardens, whose prices are included in the prices of flats. Each customer will have the right to make changes to his/her apartment (in accordance with the contract).
