1. Location: Gdańsk, Jasieńska street. Plots Nos. 22/3, 23, and 25/14 are owned by Inpro SA. The estate is located in a beautiful forest buffer zone; close to the estate is Wróbla Staw lake and the forests of the Trójmiejski Landscape Park with the Strzyża stream valley. The centre of Gdańsk is 5.5 km away. The location is an ideal place for walks and recreation as the area is quiet and peaceful. The estate will be fenced and provided with a security service. The project will be implemented in seven stages. The estate will feature green areas, structural landscaping, a playground, ground-based car parks and multi-purpose sports field. The houses have a FIVE YEAR GUARANTEE.
2. House area: from 139,8 m2 to 170,5 m2
3. Plot area: from 338 m2 to 1.276,3 m2 .
4. Deadlines: We will build this 9.58 ha estate in seven stages. Stage B and C semi-detached houses are available now. The deadline for completion of a house in the basic standard: B - 30 September 2012, stage C - 30 December 2012.
5. Payment terms:
a) 1st instalment (10 %) within 7 days from signing the contract
b) 2nd instalment (20%) within 30 days from conclusion of the contract
c) 3rd instalment (20%) within 14 days from the building reaching the ground level
d) 4th instalment (20%) within 14 days from the completion of an open shell of the building
e) 5th instalment (20%) within 14 days from the completion of a closed shell of the building
f) 6th instalment (10%) 14 days before signing the handover report
If the full payment is made on the day of signing the contract, the price is final and the customer granted a 4% discount.
6. The prices of a house with land are from as little as PLN 750,000 with VAT.
Note. VAT is calculated in compliance with current provisions of law at the following rates: 8% for houses, 8% for land, 23% for the share in land with roads and green areas
7. Standard of the houses
The height of a building: 1.5 or 2 floors, no basement, foundations: reinforced concrete, external walls made of silicate masonry units or cellular concrete, 18 cm thick, reinforced concrete posts, thermally insulated external walls, internal walls made of silicate masonry units or cellular concrete, 8-12 cm thick, finished with gypsum plaster, trowelled, painted with white emulsion paint; the roof: a timber rafter and collar beam structure with full roof planking, covered with cement roof tiles; the facade: the thermal insulation of the building is made of foamed polystyrene panels, 14 cm thick, fitted on adhesive glue and plugs, mineral plaster with wooden panels in places, balustrading: glass and steel, powder-painted, safety glass to vsg 55.2; Window frames and balcony doors: double-glazed PCV with ventilators controlled by a humidity sensor, WK2 hardware in all the windows and balcony doors on the ground floor; terraces: none; entrance doors to the house: burglar-proof, fencing: approx. 1.5 m high. In front of the houses, there are open lawns with drives; ceilings: covered with putty, trowelled and painted; the attic in terraced houses features has a suspended ceiling under the collar beams; floors in the rooms, bathroom, kitchen and hall: a concrete screed for the installation of floor toppings, internal stairs: reinforced concrete; no internal stairs leading to the attic in terraced houses; internal window sills: marble and resin conglomerate; internal doors: none; a commercial smoke duct for the fireplace; a fireplace air supply system; the garage: concrete floors; plastered walls, ceilings covered with putty and trowelled; the garage gate: sectional with a horizontal pattern; power supply for an electric drive, solar collectors for tap water heating (as w heat source for the houses, we have taken a solution based on the modern Hoval TopGas® Classic 18 kW condensation boiler combined with a solar system for tap water heating. Owing to the use of the condensation technology and modulated burner operation, TopGas® boilers achieve maximum efficiency thus considerably reducing gas consumption. Highly efficient and durable WK251 solar collectors have been used for hot tap water production. The solar system is able (in periods with maximum insolation) to cover 100% of hot tap water demand.
